Full-Depth Asphalt Reconstruction
When existing pavement is past patching — alligator cracking, sub-base failure, persistent potholes — full-depth reconstruction is the right call. We remove the failed asphalt and base, correct the sub-grade, install new aggregate, and pave to spec. Properly built and maintained, a full-depth lot lasts 20–30 years.
Asphalt Resurfacing & Overlay
If your base is sound but your surface is failing, asphalt resurfacing is dramatically cheaper than full reconstruction. We mill 1.5″–2″ of failed surface, prep edges and joints, apply tack coat, and pave a fresh 1.5″–2″ surface course. The right call for the right lot.
Asphalt Milling
Cold milling allows precision removal of asphalt to a target depth — essential for overlays at curb height, drainage corrections, and selective failure removal. Our milling crews and our paving crews are the same crews, which means tight schedule control.

Asphalt requires sustained 50°F+ temperatures to compact properly. The Chicago paving season runs April through mid-November. Prime months book early — most repeat clients reserve their slot in February. We can pave year-round on emergency or commercial-essential projects with cold-weather mix and additives, but standard projects are scheduled within the season.

There is no such thing as “3 inches of asphalt” as a complete specification, and any proposal written that way should worry you. A commercial pavement section is a system: compacted sub-grade, aggregate base depth matched to soil and loads, binder course, and surface course — each with a named mix and a lift thickness. For standard passenger-vehicle parking in this region, that typically means roughly 4 inches of asphalt over 8 inches of stone; medium-duty drive lanes step up to 5 over 10; and truck-loaded areas run 6 to 7 inches over 12, with polymer-modified binder where trailers brake and turn. The binder grade matters too: Chicagoland’s climate calls for a mix that survives both 95°F Julys and −10°F Januaries, and the wrong regional spec ruts in summer or cracks in winter.
From Core Samples to Density Testing

Before we quote structural work, we core the existing pavement — thickness, base composition, and moisture tell us whether the lot needs an overlay, a mill-and-pave, or reconstruction, and we show you the cores. During paving, compaction is confirmed by density testing rather than by eye, because air voids determine how fast water gets into the mat and how many winters the surface survives. What's the difference between asphalt overlay and full reconstruction?
