Why Drainage Matters More Than You Think

Water is the #1 destroyer of asphalt — and concrete, and the sub-base, and your investment. Standing water saturates the sub-grade, reduces its bearing capacity, and creates the conditions for sub-grade pumping (where heavy traffic forces water and fines up through the asphalt, creating persistent potholes). Done right, drainage extends pavement life by 10+ years. Done wrong, it kills pavement in 5 to 7 years.

Common Drainage Problems We Fix

Standing water (ponding) in low spots, catch basins that accept water but back up, catch basins that don’t accept water at all, sub-grade pumping (water and fines coming up through pavement), failed catch basin frames or grates, deteriorated catch basin walls, broken or settled storm pipes, drain tile failure, surface grading that directs water to buildings instead of drains, ice accumulation in low spots that becomes liability hazards in winter.

Catch Basin Repair and Reconstruction

Catch basins (the inlet structures connecting the parking lot to the storm sewer) are the most common drainage repair scope. Failure modes: wall deterioration from freeze-thaw and salt, pipe-to-basin joint failure, frame settlement, grate damage from snow plows. Repairs range from a $1,500 frame-and-grate replacement to a $5,000+ full rebuild.

Surface Grading Corrections

Sometimes the drainage problem is not the catch basin — it is the asphalt grading. Water pools in a low spot 50 feet from the catch basin because the grade slopes wrong. Fix is mill-and-overlay with corrected grade, sometimes combined with installation of a new catch basin or trench drain.

Trench Drains for Long Linear Areas

Linear drainage problems (along curbs, at building entrances, at dock-door approaches) are best solved with trench drains — channels with grates that collect water across a long distance. We install precast trench drains tied into the existing storm system.

Sub-Grade Pumping Repair

When you see water and fines pumping up through cracks during heavy rain or under heavy traffic, the sub-grade has failed. Surface patches will not last. The fix: saw-cut and remove the failed area, excavate to good base, install free-draining stone with possibly geotextile fabric, then full-depth asphalt repair.

Frequently Asked Questions

How do I know if I have a drainage problem?
Standing water 24 hours after a storm. Persistent potholes that come back after every patch. Visible water staining at the base of curbs or building walls. Catch basins that overflow during heavy rain. Ice accumulation in winter that suggests poor drainage.
Can you fix drainage without ripping up the whole lot?
Often yes — many drainage problems are local. Catch basin rebuilds, trench drain installation, and targeted regrading are all targeted scopes. Lot-wide regrading is needed when surface grading is fundamentally wrong.
Does sealcoating help with drainage?
No. Sealcoating is a surface protection product. It does not fix drainage problems. We diagnose drainage before recommending sealcoating because sealing wet pavement causes adhesion failure.
Do you handle the storm sewer connections?
Yes — we self-perform catch basin work, frame-and-grate replacement, and connection-pipe repair. For deep storm sewer work that requires excavation 8+ feet down, we coordinate with utility specialists.

submit the form below for priority repair request review — we cover all 7 Chicagoland counties. Most sites within 2 to 4 hours. For non-emergency assessment, request a free estimate using the form on this page.

For the structure-level fix, see our catch basin repair service — most parking lot ponding traces back to a basin that has settled out of grade or a collar that has let go.

Follow the water from source to outlet

Parking lot drainage problems can involve surface grade, blocked or settled inlets, damaged structures, pipe capacity, roof discharge, adjacent runoff or an outlet constraint. The visible pond is one point in a connected system.

Put these items in the written scope

  • Observe runoff during or after rain.
  • Survey low points and fixed elevations.
  • Inspect inlets, structures and accessible connections.
  • Identify upstream sources and downstream outlets.
  • Coordinate grading and pavement tie-ins.
