Permeable interlocking pavers (PICP) — concrete pavers with engineered joint stone. The most durable in freeze-thaw climates, plow-tolerant, panel-repairable, and the most common commercial choice here. Porous asphalt — familiar material and cost profile, open-graded so water passes through the mat; best for lower-traffic areas and overflow parking. Pervious concrete — rigid and strong, but the most sensitive to installation quality and winter maintenance discipline in our climate. How a Permeable Pavement System Is Built

Every permeable pavement is a stone reservoir wearing a surface: open-graded aggregate sized for the storm volumes the civil engineer models, geotextile separation, underdrains where native soils don’t infiltrate, and observation wells so performance can be verified. Getting detention credit means building precisely to the approved drawings and documenting it — municipalities inspect these systems, and we deliver the as-builts and material certifications the sign-off requires. Where a site mixes surfaces, permeable stalls with conventional asphalt drive lanes is a proven hybrid that puts each material where it performs.

The two questions every owner asks: plowing and clogging. Permeable surfaces plow normally (blades set slightly high on pavers), and they need dramatically less salt — meltwater drains instead of refreezing, which is a genuine liability advantage. Clogging is managed, not feared: periodic vacuum sweeping keeps joints and pores open, and we set owners up with the schedule and the documentation trail their stormwater permit expects. A neglected permeable lot becomes an expensive conventional lot; a maintained one performs for decades. Does permeable pavement actually work in Chicago winters?

Yes — freeze-thaw performance is a design question, not a dealbreaker. Water drains through to the reservoir instead of sitting and refreezing on the surface, which typically means less ice and less salt. Permeable pavers are the most winter-proven of the systems here.

Can permeable paving reduce our detention requirement?

Often — that's the economic case. Under Cook County's WMO and similar county ordinances, properly designed permeable systems can earn volume-control credit that shrinks detention ponds or vaults. Credit is determined by your civil engineer's calculations and the reviewing authority; we build and document to the approved design.

What maintenance does a permeable lot need?

Periodic vacuum sweeping to keep joints and pores open — typically a couple of times a year — plus keeping landscape fines and mulch from washing onto the surface. Maintained systems perform for decades; neglected ones clog into conventional pavement.
